Not having a primary or a very senior secondary water right is a deal breaker. Already built residence also needed.

Looking to grow a large variety of flowers, vegetables, trees, and wild grasses.

Class 1 soil preferable.

Installed compost toilets preferable.

Previous pond collection permit also preferred.

New farmer; would love some mentorship, but none needed.

What features of the property are essential?

Water rights with good seniority. ( Preferably no disputes or dries.)
Well for domestic use also.
Electricity & internet connectivity.
Class 1 soil.
Low reliance on septic tanks & no historic septic tank issues.
A residence.
No history of pollution.
At least some mature trees (even in a buffer).

Helped manage university farm years ago.
Grew some vegetables in fields.
Nursed some in greenhouses.
Brought a lot of agrotourism.
Dabbled on beekeeping & mushroom growing throughout the years.

What are your short term goals for the land

I want to make 3000 USD a year minimum using no spray no till methods, biointensive methods.
I'd love to have diverse community channel to sell to, close by, especially farmers markets or CSA type things.
I would like to establish a humanure compost system.
I would like to establish a significant grey water reuse system.
I'd like to successfully raise goats (for milk at first) and guineafowl.
I'd like to implement regular farm tour & research seminars on our farm.

What are your long term goals

Ongoing soil science research on whatever ends up interesting me and on the effects of soil protists & zoological biodiversity on no spray no till farms.

At least 2 beds 1 bath.

What will you do as a farmer to ensure a safe and welcoming environment for everyone on your farm and in your community?

That depends on resources locally available to me. I would love to diversify access to farms, farm life, nature, and the joys of growing! I would like to aim my outreach efforts primarily to children and young adults, especially students at OSU, and those wanting to conduct independent research on a real farm. If I can find something with more than 3 acres of land, I'd like to keep up to 2-5 acres available for free community & research farming.

As for safety, the farm will have a zero tolerance policy for bigotry of any kind. Violators will be banned. We will maintain and open, transparent, and welcoming attitude toward all people seeking involvement with the farm, especially those who from backgrounds with traditionally little access to farm lifestyles. We would like to give these people skills & joy!
