Seeking Lease-to-own 10+ acres near Sublimity

?

Land Seeker Description

We’re a family of six—my wife and I and our four kids—looking for a piece of land near sublimity (20-30 minute drive) to start our farm and build something long-term. Ideally, we’d love 20–100 acres with a mix of open pasture and space for growing crops. We’re planning to raise livestock, grow perennials like olives and rhubarb, and eventually offer some small-scale agritourism. We’re open to raw land or something that needs work—we don’t mind putting in infrastructure if it isn’t already there. Our goal is to create a productive, family-run farm that we can grow with over the years.

What features of the property are essential?

Some sort of water rights for irrigation would be good

Describe your farming experience

I grew up on my families ranch in Aumsville with 300 head of cattle, and we had a small hobby farm in stayton for about 2 years before having to sell the property.

Are you currently farming?

No

What are your short term goals for the land

Land Acquisition & Setup:
• Secure 20–100 acres of EFU-zoned land in Oregon
• Install basic infrastructure: fencing, water access, power, septic, and initial roadwork
• Set up temporary or permanent housing if needed

Livestock & Systems:
• Start small with chickens (egg/meat production) and sheep (dual-purpose for wool/meat)
• Build rotational grazing paddocks and a chicken tractor
• Construct a Black Soldier Fly (BSF) feeder system to support protein supplementation
• Begin composting and soil-building practices

Crops & Propagation:
• Establish olive trees in pots or in-ground depending on zone; trial Arbequina, Frantoio, Leccino
• Plant rhubarb, asparagus crowns, and other low-maintenance perennials for propagation and future sales
• Begin building propagation beds and experimenting with hydroponic starts for herbs or companion plants

Revenue Streams:
• Sell eggs, chicks, seasonal produce, starter plants, and possibly BSF larvae
• Build relationships at local farmers markets or online platforms for selling value-added goods

Build-Out & Branding:
• Develop branding across signage, social media, packaging, and future farmstand goods
• Start building handmade planter boxes or branded products (wood-burned, rustic style) for on-site or market sales

What are your long term goals

Farm Expansion & Diversification:
• Expand livestock with more sheep and possibly cattle or pigs depending on land capacity
• Add infrastructure: barn, greenhouse, upgraded fencing, feed storage, and dedicated processing areas
• Develop a lanolin and wool processing line, including soap, fiber, or natural product sales

Agritourism Development:
• Build 1–2 short-term rentals (e.g., cabins, glamping tents, or farmhouse Airbnb)
• Offer seasonal farm tours, sheep shearing demos, plant workshops, or U-pick events

Perennial & Orchard Growth:
• Expand olive grove and begin small-batch olive oil pressing (partner with local mill if needed)
• Grow fruit tree plantings, herbs, and pollinator-friendly perennials
• Focus on grouping and selling potted pollinator gardens or medicinal herb collections

Community & Sustainability Goals:
• Join or lead local farm networks, co-ops, or CSA programs
• Install solar or water catchment systems
• Provide educational opportunities or internships for local families or students

Describe your housing needs

Ideally a house on site, but if not the. Definitely reds to be buildable.

What will you do as a farmer to ensure a safe and welcoming environment for everyone on your farm and in your community?

For us, farming isn’t just about raising animals or growing food—it’s about building something lasting that brings people together. My wife and I are raising our four kids to value kindness, respect, and hard work, and those values guide how we want to run our farm.

We want our land to be a place where everyone feels welcome—whether they’re stopping by to learn about what we do, staying for a farm stay, or just passing through. We’ll make an intentional effort to create a space that’s safe, inclusive, and open to people from all walks of life. That includes listening, learning, and doing our part to make sure everyone feels like they belong here.
