Small Market Garden Plot with Potential to Expand to Chickens/Goats

Description

Approximately 3700 sq. ft. of fenced potential market garden plot available beginning mid-August.  Land has been uncultivated for about 6 years, but was used prior to that for several years as a multi-family garden.  Main well and secondary well both would provide adequate water for the garden, and priority would go to permaculturists or farmers who use mulch and drip irrigation for water retention.  There is a plethora of leftover drip irrigation tubing on-site that could be used in the plot if farmers desired.  The current fence is a deer fence that has served its purpose, but may need some reinforcing in areas.  There is potential to add livestock in the future with working out fencing, and we would need to do some property clean-up prior to free-range animals.  Goats, rabbits or chickens only.  There are free range dogs on-site, however, tenants with dogs do have the capability to put dogs on a run, and they will be farming chickens themselves.  The entire property is fenced and will be gated by mid-August.  Outhouse and greenhouse are available to use for farmers.  Housing could potentially be an option, but not immediately available.   The property is very near to the town of Cave Junction and easily accessible off the Caves Highway.  Property viewing is available after mid-August, but we are happy to field questions and/or set-up a phone/zoom date prior to then.

Re-hydrate soil, use land that's not being used to help provide food for the world.


Owner’s Long Term Vision for the Property

Continue the permaculture oasis that my parents had envisioned for the property. Re-hydrate the landscape using mulch and food forest tree canopy cover, livestock to build soil fertility and permeability, and create food zones, living zones and forest zones. Also, actively manage for wildfire and to store as much winter water in the landscape as possible.


Current Use

Used by tenants, free range dogs, very small, light garden use.


Available Water / Irrigation

Two wells, main well is for house and would serve the garden, however a smaller, lower flow well could also serve the garden.


Soil Type / Quality

Market garden is useable but would likely need some fertility added.


Buildings and Structures Available for Farm Use

Greenhouse and outhouse are available now. Could be more in the future depending on goals of ideally long-term lessees/farmers.


Any Restrictions That Could Limit Agricultural Production

None that we are aware of. Property is not in the town of Cave Junction, it is in unincorporated Josephine County.
