Looking for Creative Partnership on 40 Secluded Acres, 2-4 Acres available for crop or livestock

We are looking for a creative partnership for a small farming or livestock operation.  Property is a total of 40 acres but we are only looking to develop a small portion at this time (2-4 acres).  We have water irrigation rights from 1 of the 3 creeks so there is plenty of water.  There is existing infrastructure like fenced garden and garden beds, chicken coop and run, apple trees, pear trees, small tractor, hand tools, etc.  This is a perfect homestead opportunity for a energetic couple or small family.  We ask that you have a trailer or some form of housing.  There is plenty of water or electrical hook up options.  Property is used as a family retreat currently so we are not full time occupants, but do frequent the property through out the year.  Property is very secluded so you must be self sufficient.  Please let us know your thoughts or ideas if you think you would be a good fit.  We plan on doing some interviews at the property in Early November. Thanks for reading!
