We currently own 15.5 acres in the upper Hood River Valley, 5+ acres of that is in a sweet cherry orchard. Soils here are deep and well drained (Parkdale loam) and of low bulk density which makes the area easily tillable. The land sits on an area known as Trout Creek Ridge. We are not opposed to removing the cherry trees in favor of another cropping system. The site is irrigated through the local Middle Fork Irrigation District. Slopes range from 0 to 3%. We are looking to lease the 5 acres mentioned above, but would continue to control the remaining 10.5 acres as our homesite.
Lease the orchard land, continue to reside on the property for 3 to 5 years or more. Potential sale of land, house, and barn eventually.
Sale of property and moving to smaller parcel elsewhere in the area?
Sweet cherry orchard, homesite, woodlot
Vested water right through the Middle Fork Irrigation District. The water right provides sufficient water to irrigate the 5 acres in question.
Excellent soil quality (Parkdale loam ) Deep and well-drained. Low bulk density makes it easy to till or otherwise manage.

tiller, hand tools, to be included in lease agreement
Property is zoned EFU (exclusive farm use). No known restrictions to agricultural production.
We are not opposed to a lease with any party of any background.
