Its inland location and 360 degree wind break offered by mature Sitka Spruce, Hemlock, and Douglas Fir provide a sunny microclimate that on sunny days is 10 degrees warmer than coastal areas – yet we are only 3 miles from the beach, as the crow flies. The property surrounding ours is over 300 acres private timberland not due to be logged for 15+ years. A spring runs through our property.
Our land is a mix of forest, meadow, and established garden. Garden space is ~3/4 acre fenced and includes multiple beds of varying shapes/sizes. Along the back of the garden is a small orchard in disrepair. Other fruits include raspberries, blueberries, currants, and wild salal berries, wild huckleberries, and wild blackberries. And lots of mushrooms.
Living space is a 1500 sf converted garage, separated into two spaces. The side with the two car entries is 900 sf. It’s your basic concrete floored garage, with some modifications like a cozy loft. Includes washer & dryer, sink, refrigerator, stove, and wood stove. The other side, 600 sf, has a crawlspace and plywood floor. It has more of a homey vs garage feel and has a standard person entry. There is an open outdoor shower off the back of the house that is private from neighbors; an additional sink in the 600 sf room; and toilet is DIY compost type and can be situated in either room and/or the pump house. Both sides can be heated/cooled by a split unit – one head in each room. Plus the garage has a new wood stove. The entire structure is well insulated. Wifi is not available, but cellular reception is fine. There is space to park an RV/camper.

There is a 20x20 green house; a 30x12 sun house, which has an earth floor like a hoop house, but is framed and hung with clear suntuff, making it a permanent structure; on a sunny day, it will be over 30 degrees warmer than the outside temperature; great for winter gardening. Other outbuildings include a large chicken condo, child’s play house, shed, and a pump house for the well with two 1500 gallon storage tanks.
