Current Use

Over 80 acres of pasture. About 50% is oak savannah, the balance is partially shaded grass in an oak woodland. About 10% of the pasture area is now used for seasonal grazing, and the remaining areas have been periodically mowed but not grazed for several years. Perimeter fences are newly-installed to predominantly be a 3 smooth wire high tensile electric system with t-posts and new tubular steel gates.
A four acre pasture exists near the home site and out buildings. This has an older woven wire field fence and access to the loafing shed, making it suitable for sheep.
The 50-acre cultivated field is rented out for organic crop production, but could be included and repurposed for forage production.

Available Water / Irrigation

A well serves the home site. Seasonal small pond. No water rights for crop irrigation. An extensive livestock watering system is planned for early 2022, but interim solutions will be put in place as required to match the right opportunity.

Buildings and Structures Available for Farm Use

A large multi-bay garage (1400 sq. ft) is located near the house that can be used for storage and as a shop. It has electricity and is close to a water source. A loafing shed (1400 sq. ft.) is located near the small pasture with similar amenities close by. Small chicken coop.

Farm Equipment Available for Use, Sale or Lease

We have quite a bit of equipment that can be shared for projects we agree on. Equipment on hand is capable of mowing, brush cutting, moving soil, hauling, post driving, and small scale timber harvesting or woodlot maintenance.

Any Restrictions That Could Limit Agricultural Production

Suitable for dry farming. There is no irrigation, so intensive cultivation, large greenhouses, or market-scale gardening are not a good fit.
