I have a 125 acre property that I am doing a property line adjustment on, which will result in apprx a 10 acre piece of property that has an established homesite, older shop, partial barn that would make for a great chicken coop. There is an 8 acre irrigated field, that has water rights, brand new pump, pipe, and is well fenced. There is a live creek that is nicely shaded that follows the length of the field. There is an additional 1 acre field that also has a good stream of water that follows the length of the field and can be used to flood irrigate. There is currently an triple wide modular office building that could be put together and have multiple purposes. There is power at the homesite, septic and a well. This is in a great location as it sits away from the road with plenty of privacy, yet convienent access to the paved road. There are some building materials on site as well, such as some lumber and very nice tin/metal. I am also considering leaving it as an 125 acre piece and just selling that. The majority of the land is on a hillside that is currently used for cattle pasture. This would be eligible for Landowner hunting tags. There is an abundance of wild birds, turkeys, and deer. I am open to options and will consider all serious offers. This would be an ideal hemp operation as well as bees, hay, livestock, such as cattle, sheep, and goats. Also chickens and ducks. This property is located 20 miles south of Pendleton. but there is a small town just 5 miles away. It is also 5 miles from the forests. at the base of the Blue Mountains. I also have an additional 28 acre field that I would like to get into Hemp production. Looking for someone that is serious, has the upfront capital, and is prepared to make the commitment needed for such an operation. There has been a hemp processing plant that was put in 2018 that is about 50 miles away. We have a great growing season, with nice wet springs, and not too hot temps. Got lots of room to make this work for the right party.
to get it into a good multi-income producing property
Get into a great partnership with experienced hemp farmer, that is looking to expand. Property could support numerous additional operations with livestock, honey bees, etc
water rights from east birch creek, hand dug well for domestic, water from California Gulch stream.
soil quality is good. Has had alfalfa and grain crops planted in previous years.
older shop. partial barn, triple wide modular not put together, plenty of room for multiple green houses, plus a huge barn down at the bigger place.
older tractor, new pump, irrigation equipment, bush hog, some tools in older shop.
