We had always thought it would be a great spot for a farm stand. Though peaceful, and especially quiet at night, there is a lot of commuter traffic at certain times on Old Bend-Redmond.
We have done extensive soil building and have used about an acre for growing organic produce for our family and for sale. This year allowed the main garden to turn back to pasture. It will need tilling to get crops in. There are still a lot of herbs growing throughout. Thee are many flowers around the land.
We have 4 acres of water rights we pay for to Central Oregon Irrigation District ($392 per year). The water is provided by Swalley through canal and ditch. We have a pond that fills which we run a pump out of. Some of the property has permanent irrigation in place, some we use sprinklers, for the gardens we have been using soakers. The land has two levels... we flood irrigate the lower field. This is effective enough for a most of the field. A wheel line, hand line or something of the sort would be more efficient. The irrigation companies are offering incentives for increasing efficiency.
There is also a private well and a cistern.
3100+ sq ft farmhouse, original built in 1940, added on and nicely updated a number of times. 600+sq ft of that is a sunroom with a jacuzzi... it is a great place to start veggies.
