For Lease: 3 1/2 Acre Irrigated Chestnut Orchard in Hood River County

Description

We have 5 acres in the upper Hood River Valley, 15 miles south of Hood River and 80 miles east of Portland. We are looking to lease, long term, about 3 ½ acres. The majority of it is planted in chestnut trees spaced 24 feet apart with orchard grass in between. There is also a small man-made pond and a 70 x 90-foot livestock area enclosed with an electric fence, which we currently use for raising geese. The remaining 1 ½ acres is our home-site, and we will continue to live on it.

The entire 3 ½ acres is fenced and irrigated in 7 zones with an onsite well delivering clean, potable water.  It is a relatively flat site with a south to north slope of about 3%. The soil is Parkdale loam: deep, easy to till, and fast draining.

We are open to any agricultural use for the land, but would prefer your plan to be ecologically friendly. If you do decide to keep the chestnut trees, we are happy to share what we know about caring for them.

There is currently no place to live on the area for lease, but we are open to the inclusion of a tiny house or yurt in your plan.


Owner’s Short Term Vision for the Property

Lease the 3 1/2 acres, retire our geese to pet status, and continue to live on our home-site.


Owner’s Long Term Vision for the Property

We hope to live on our home-site for the next 10 years. However, we will eventually need to sell the entire 5 acres and move to a smaller place.


Current Use

Conventional chestnut orchard and four geese for breeding a small flock that grazes on the orchard until late fall.

On site well with rights to irrigate the 3 ½ acres. We currently have a 7 zone automated irrigation system installed.


Soil Type / Quality

Parkdale loam: excellent soil quality with good drainage.


Buildings and Structures Available for Farm Use

A large pump house includes an area for storing small equipment and tools. The geese enclosure includes a storage shed and a covered area for feeding and nesting.
