Future Vision: To incorporate 1 to 4 Ancestral Permaculture Villages that would grow culturally specific crops from and for seed exchange programs and community based food crops and hand made, practical and healing art forms directly from Mother Nature.


Current Use

Hay field (currently fell hay for nitrogen fixing), two motorized wheel lines and approximately 30 hand/land lines with 20 water distribution risers down the field. In a separate area there are 16 fruit trees (apples, peaches, plumbs, pears); 2 walnut trees; small produce and herb garden; blueberry, strawberries and raspberry starter garden; property has acres of naturally growing Blackberry Bushes. Naturally growing eatable flowers and mushrooms etc.. Firewood and woodworking from felled trees.

Soil Type / Quality

Sandy Loam (I have that paperwork) Original Lake Bed soil mix. Field has always been used to produce hay which is watered from Evan's Creek, directly from the mountain (property is Exclusive Farm Use with full water rights and dedicated power pole and pump). There is also a seasonal mountain stream and pond,and an aquifer well for fresh mountain drinking water.


Buildings and Structures Available for Farm Use

There is and EFU Agricultural Building (aprox 1000 sq' Farm Store) for processing, storing, selling Farm Products. It has a newly graveled parking lot and a cow corral with cow squeeze.

There is a 5200 sq' General Purpose/Agricultural Building (Downstairs 2 Bays: a wood shop with an wood project assembly and material storage areas; tractor storage with mechanic tools & creek pump; welding bay and processing area. Upstairs: Set up for Argatourism events and Forest/Crop art projects (e.g. growing gourds and making large beaded rattles to sell; Flower art and dyes etc.).

My residence (not available; except possibly the kitchen, part of the garage and one of the 3 bathrooms): is a 2400 sq' residential building and a 2 car parking garage which will house an Urban Commercial Certified Kitchen in the the future (house kitchen has already been certified once, just to make sure all went well).

There is an old manufactured Green House (aprox. 12' x 8' ) and shed and another 3 storage sheds. These are all within the 1 acre residential plot.


Farm Equipment Available for Use, Sale or Lease

Possible lease: Tractor with bucked and 3 way PTO and various attachment (e.g. forklift, grader, tiller, box scraper, hay turner etc.). Woodworking shop, metal shop, welding shop, office etc. Wheel lines, creek pump, dedicated power line and water delivery system with hoses, adapters, couplings, sprinklers etc.


Any Restrictions That Could Limit Agricultural Production

The property is allowed a Mobile Home on site for a "Handy Person" and it would be up to the lessee to do that leg work etc.. You can look up the information regarding Exclusive Farm Use (EFU) Property with the knowledge that we have approximately 165 feet (20' wide/ 3' deep at low point in season) of water rights to East Evan's Creek mountain water for farming with a dedicated power line (lg pump is kept in shop in winter). County does have it's rules...read up. The forest and three sides of the residential property is fenced in (for goats or sheep I'm guessing) but the field is mostly open with short fencing on 3 side . We are completely surrounded by three different mountain ranges, the field is flat and the forest some rolling hills and a 200 ft foothill; fabulous views.
