Hi there, I’m living on 22.5 acres in the hills outside Carlton, OR and would like to lease some land. I have about 10 acres of cleared fenced pasture and about 10 acres of mixed fir and oak forest. I’m looking for a lease for cash situation to earn extra income, but I’m pretty open to uses for the land. The fields can be tilled and planted or used to pasture livestock, or some combination. I’d like to find someone that wants to be here long-term. It’s a beautiful property and I moved here about 5 years ago planning on starting up my own small farm. But…I was also simultaneously starting two other businesses, which I still operate, and the time commitment needed for the farm just wasn’t there.
There is a barn on site with a loafing shed, a chicken coop, and frame for a small greenhouse that isn’t currently covered. The barn would be shared and I do own a tractor and a few implements that we can discuss using, depending on need and experience. There is a well that supply’s the house and barn, but likely wouldn’t be sufficient for any heavy irrigation.
If you’re looking to live on the property, that can be an option too for the right person/people. There is only the one house (my house) but it’s big with 6 bedrooms and 3.5 baths. I have two small bedrooms available, one with a sliding glass door so you’d have a private entrance, and you could have a dedicated bathroom. I live here with my two kids (7 and 9) which are here half the time. I amicably co-parent with their mom who lives down in town, so the kids are here Monday through Thursday. I work pretty much everyday and am gone a lot, and pretty much gone every weekend, so you would have amble privacy. But otherwise, the house has wifi and washer/dryer and a pool table, etc. So if you’re looking for a roommate type situation, that could work for the right person.
I'd like to get someone on the farm and start generating income both for me and for them. I'm really excited to see the farm active again.
I'm looking for a long-term tenant to lease the property. I'd love to see someone using the farm to pursue their goals.
I've had chickens and a few sheep on the property and a small garden, but currently the land is not being used.
I haven't done a soil test in years but you're welcome to have one done.
Barn with 3+ stalls, loafing shed, small greenhouse frame is available but currently uncovered, covered carport, chicken coop
Potential use of tractor with front end loader and some implements
