Land has been in hay and pasture raised cattle, sold all cattle in 2022 due to injuries. There is a year round creek, but not irrigation rights. I would prefer not to have anyone else living here at this moment, but this could be up for negotiation (either a single person or potentially a couple). There are 4 areas that had been in production, one on the hill, and 3 on the flat. Land has had no pesticides or herbicides in 20 years. Ideally this person(s) could help me with my portion (I have fruit and nut trees, grapes, and a variety of berries and household/canning garden. This land was significant to the natives who lived throughout this part of Oregon, used as the camas cooking area for annual meets–must be respectful of the land! I do have a small tractor and lots of tools that I would be open to sharing use.
I am going to continue putting in more trees, vines, berry bushes, veggies, and flowers.
I would like to remain here another 5 years, if I can, then I will likely look into selling. A lot would depend on the compatability of the person(s) looking to lease. I could see negotiating a lease to own further down the road, but not immediately.
I am doing my own small gardening on about 3 acres-- nothing else has happened on the rest of the area since April 2020 when I was stomped by a cow and hospitalized with 13 fractures. I try to keep the grass cut with the tractor and brush hog for fire prevention. There are multiple tress down from this past years' storms and my sone and I plan to gather and cut this for firewood and possible lumber milling .
Varies in different parts of the property--some is rocky and clay, some is loamy. I have been amending over time.
There is a big OLD barn (built in 1902), small greenhouses, shop/garage with wood working and welding tools,
Kubota BX2300 with front loader, backhoe, brush hog, auger. Have multiple sets of hand tools (shovels, rakes, weed pullers, clippers, pulaskis, pickaxes, chainsaws etc.)
No irrigation rights on the year round stream (but animals can use it for water). There is some fencing, but some needs repair/replacing. The 10 acres is in a protected wetlands areas, allowed to harvest firewood for personal use there, but nothing else.
The land has not been open to the public, but I have hosted many guests of all backgrounds during the last 20 years.
When I grow my plants from seed, I donate about 10-20% of the starts to folks I know who are low income (including helping the Sweet Home homeless shelter start a garden)
