NO LIVE-IN RV PARKINGWe are looking for an experienced, serious farmer looking to lease land in Washington County.

Cobalt Moon is a small farm in Cornelius. The farm sits on 5 acres outside of town including three sunny, south-facing, grassy, acres available for agriculture uses and around one acre of older trees that is open enough for shade crops. We are 30 minutes from the Beaverton and Bull Run farmers’ markets, and 20 minutes from the Chehalem and Hillsboro farmers’ markets. Cobalt Moon is 40 minutes from downtown Portland, 35 minutes from McMinnville, 30 minutes from Newberg, and if you just want to take a break, the coast is less than an hour away.

We are leasing land from all four production acres for small-medium livestock as well as market gardening heirloom vegetables, fruits, mushrooms, botanicals, herbs, if interested. The ideal farmer will have/experience in permaculture, biodynamic, or organic farming practices. Understand, we are not interested in partnerships unless you have commercial farming/livestock/ornamental nursery experience and we have time to work together first.

We’re not interested in dealing with cannabis drama – DON’T ask. Hemp/Cannabis growers need not apply.

Unfortunately, we no longer have permanent housing available. It is also illegal to live in an RV in unincorporated Washington County. The property is zoned AF-5. Zoning prevents building another permanent living structure.


Owner’s Short Term Vision for the Property

-Rebuild one of the greenhouses
-Install water storage tanks next to barn
-Create fields (starting with an acre or less), amend as needed, and prepare land for future planting
-Seed fields into cover crop for producing animal feed for small/medium livestock
-Build rabbit cages/chicken/duck coops in barn


Owner’s Long Term Vision for the Property

To find a serious farmer who can maintain a lease for more than 12 months... that's where we're at right now.


Current Use

Barn still has tools and some ancillary items from previous farmer who left in December. Some raised beds were started near the barn and there are several greenhouse frames (80' X 30') in the field that can either be salvaged or improved for either greenhouses or animal shelter. The interior barn is being used for storage. Blackberry removed recently with natural methods.


Buildings and Structures Available for Farm Use

There is some livestock infrastructure still in place. The structures are in the process of being improved. If you respond soon, we would really love to incorporate your suggestions into the upgrades.

Outbuilding with tool storage, potting shed, and large chicken coop is in the process of being bulldozed/replaced.
There is a barn with electrical fixtures, storage, hayloft, 2500 gallon water storage tank that supplies the house, connected to the second well, and animal stalls. Dirt floor but we plan to put in a concrete floor and convert a portion into an office, and packaging center.
The property is fully fenced currently but it is not high enough to prevent deer from jumping over.


Farm Equipment Available for Use, Sale or Lease

Hand tools, roto tillers, some power tools are available. I'm bidding on a small backhoe currently.


Any Restrictions That Could Limit Agricultural Production

The well is for residential use only and there is NO agricultural well on site. We maximize Oregon’s climate to take advantage of rainwater harvesting methods such as rainwater collection, bioswales, and other conservation practices. Previous renters trucked in water for the dry season. We are also planning to build a pond at a high point to supply the farm.
