For lease or partnership: 5.5 acres in Hood River

This is an absolutely stunning piece of property just outside of downtown Hood River. The land available for lease borders forest property and has views of the entire Hood River Valley. Our vision is to find an experienced farmer to lease the land and give it the attention it deserves.

Please respond with a resume and your vision.

Owner’s Short Term Vision for the Property

Looking for someone willing to convert land to organic and sustainable practices. We are looking for someone to help us bring back the land. It has been sitting fallow for years, but it has just recently been cleared. Willing to convert conventional orchard to organic with the right person managing.

Ideally we would find someone that would not only farm available land, but would be caretaker as well. This person would have experience in horticulture, farming and tractor use and would also have local connections.

Owner’s Long Term Vision for the Property

The long term vision is to reduce the amount of pears on the property and create a fully diversified organic farm and vineyard with livestock.

Current Use

This is a large scenic property with a historic farmhouse, pasture, orchard and forest. It has not been maintained in 40-50 years (except for the orchard), and the owners are currently restoring various parts of the property. We have recently cleared the south facing land to prepare for grapes.

Available Water / Irrigation

East Fork Irrigation

Soil Type / Quality

South facing slope, about 2 acres, formerly an apple orchard. Would like to collaborate with someone knowledgeable about vineyards to plant and maintain. Would also be a good candidate for planting floral, ornamental sunflowers, nursery products.

Flat parcel, about 2-1/4 acres available for vegetables, etc.

Both parcels have access to irrigation, but it would need to be set up.

Buildings and Structures Available for Farm Use

There is a small barn down the hill, potentially available.

We are currently restoring a very old cabin on the property for housing. It has running water (bath and kitchen), but no septic, which means an outhouse or porta potty will be the only toilet. The person that uses this house will also be responsible for acting as caretaker for the entire property. It abuts a conventional pear orchard. Caretaking responsibilities would include managing the forest, maintaining various parts of irrigation, inspecting the main house from time to time, tending to the bees, mowing, use of tractor, assisting the owners with projects from time to time and general maintenance of the property. A very strong work ethic is required.

Farm Equipment Available for Use, Sale or Lease

There is not any machinery available, but there is a machine shop available for equipment storage. We have a mower and plan to purchase a tractor in the next 3-6 months.

Any Restrictions That Could Limit Agricultural Production

There are no restrictions, but land owner prefers not to have any more fruit trees planted.
